This study took into consideration several factors that influence and measure the propensity to obtain housing in this neighborhood.  Recent trends in the area, including product value, redevelopment efforts and financing were all significant factors that were evaluated in determining the demand. The analysis also focused on the amount of housing that can be absorbed over the next ten years, the type of housing product that would be best to offer, estimates of the target size of the units and bedroom and bathroom count and target price ranges.  Consideration was also given to the slowdown of the housing market of the past few years and the recent financial crisis and how theses factors will affect the housing market in the project area.  Modifications to the demand analysis (typically involving timing) were explained along with rationale for the impacts.
